We loved staying here on our vacation. It is perfect for 2 people, probably not great if you are more than that. There were beach supplies with Tommy Bahama chairs and snorkels we could use. There are a ton of cute private coves right out front. Great apartment in a great neighborhood. Recommend walking to Merrimans one night for drinks and dinner - it was beautiful. Great house for our small family! Beautiful views and we loved being so close to the coastal trail and one of the pools. Communication from the host was thorough and responsive.
We had a wonderful time! The home was in a beautiful location. We had a private lanai on the ocean and adjacent to a great coastal walking trail. The local coffee provided was also excellent. We highly recommend staying here. Aloha!

A Slice of Maui Paradise
Had a great time staying at this condo while visiting Maui. Condo was clean and well-maintained, felt very welcoming when we settled in! The condo has a stunning view of the ocean and is right behind a nature trail, which offers a short walk to many of the good eats in the area. Condo is also right in front of the community pool, which we frequented during our stay. The management company was very responsive via email/text and the whole process was easy.
We stayed at Kapalua Bay Villas, Unit 34G4, managed by Parrish Properties. I cannot say enough good things about the management team of Parrish. There was always someone to answer the phone when I had a request or an issue. I especially loved the pineapple, coffee and robes left in the unit. Nice Touch! The unit itself was perfectly located. Ocean front, close to pools, a short walk to Kapalua Bay or the Oneola Beach. I would stay here again in a minute. We have stayed in another Parrish managed property on Kauai, also with exceptional service.
This is a beautiful property; clean, spacious, family friendly and great facilities. The location is spectacular and allows you to take in many wonders of Maui like beaches, sunrises and sunsets, whale watching from your lanai, exploring lava rock tide pools, hiking etc. We loved our time here.

Excellent
The place is just as it appears in the photos. It was the perfect size for our family of four (2 adults and 2 kids). It is a 1 bedroom with a pullout bed in the living room. If you are viaiting with older kids this space might not be enough for you. The view is amazing and we loved the floor to ceiling windows. Offers plenty of sunshine throughout the day. The unit is stocked with essentials, soap (hand/dish/laundry), kitchen cooking essentials, bath soap and shampoo. A coffee maker and a bag of local coffee is provided. There is also an electric kettle for those that like to sip tea. The fresh pineapple when we arrived was a nice touch. Laundry is available in the unit which was great. Location is very close to a couple of beaches and hiking trails. The entire place was very clean. Parking is available directly outside the unit. Overall a great place to stay for a couple or a small family with little kids.
Gorgeous location, amazing views. Would definitely stay here again and recommend to friends.
Warning - Very poorly maintained unit and deadbeat managment
The unit was in such disrepair that we had to seek other accommodations on short notice. Unit had no AC and no running water. Do not ruin your Hawaii vacation by booking this property or with this manager.
Aloha Shane, it is unfortunate that the AC was not cooling in the bedroom, we apologized and got someone there as quickly as they could. These things do happen, and we are lucky that the AC was fine in the rest of the unit and also that it was fixed during your stay. We compensated you for the few days with no AC in the bedroom. The water was off for 30 minutes for a quick repair, so you are exaggerating and downright lying. Also, you stayed in the unit the entire time, so not sure why you are saying you sought out “other accommodations”. What is very disappointing and disturbing was how you difficult you made it for all involved.
A Perfect Vacation Home
Bay Villas is an extraordinary condo rental property adjacent to the Montage. We have visited this property every year for the last 6-7 years. Although I like the two story, one bedroom layout better than this single story lay out, it is still an extraordinary vacation home!

Love the Kapalua Bay Villas
We have been spending time in Kapalua at the Bay Villas for years and love the area. Building 34 is a great oceanfront location and just a short walk away from Kapalua Beach and Oneola Beach. The rugged shoreline is beautiful and fun to explore. We enjoyed all the green space and walking trails. The condo was clean and as advertised. The view is breathtaking and we saw dozens of breaching whales during our stay. Would highly recommend.
Very nice - ocean front !
Very nice unit - right on the lower level so we had a nice ground level patio ocean front. Nicely stocked kitchen, clean and neat. Easy walk to pool, and to two great beaches. Just lovely !
Great location , unit needs upgrade
We love to travel in February to Maui , during peak whale season. I always try to get a good picture of the accommodation before I book, this time I failed. There were only few reviews , all only positive . First thing after arriving was stepping outside to greet the ocean , location was great. But the condition of the outside furniture was ridiculously bad. The table was broken, the chairs rotten. The laundromat and dryer were the oldest I ever saw. Dryer sometimes didn’t work. Bed was medium , kitchen sink old , partly broken. Modern were fridge and television. Thanks god we immediately get into Aloha mood on Maui so we enjoyed every minute anyway. Even the cockroaches (3 during our 10 day stay) didn’t bother us much. The nature, ocean, wildlife were wonderful as always. I hope the unit really gets an upgrade that deserves the name to also justify the price . We will come back next year but I will consult the helpful staff of Aloha vacation and communicate our expectations before we book.

Dream location with exquisite sunsets every day!
If you've never had that "don't pinch me I don't want to wake up" feeling, you will feel it if you stay here. The property has that luxe feel you would expect at a 5-star hotel, which perhaps is unsurprising as it is sandwiched between the Ritz and Montage - two of the fanciest hotels on the island. It feels like you are staying at both of them at the same time - because you can freely use most of the facilities at either place - with the added benefit of having the privacy of your own "home". This is especially good for folks who enjoy cooking some meals and also if you have one infant / toddler (like us). Additionally, “check in” and “check out” are entirely contact free. Unless you have a problem (we did not) you never have to talk to anyone, feel watched by anyone or feel guilty that you don’t have any cash on hand to tip someone. There is a supermarket in Napili (10 min drive) where you can stock up on any food you might need for your stay. If you love poke then make the effort to visit Tamura’s Fine Wine & Liquors - trust me. Be sure to snorkel with the sea turtles either at Kapalua Bay Beach (10 min walk) or Honolua Bay (15 min drive north). If you are an adventurous driver – take the North route to the Iao Needle – a huge stone taller than the Eiffel Tower – situated in a sacred valley. There is so much natural beauty in Maui – hard to do it justice in this short review. The only downside to staying here is that it is at the extreme north-west of the island, so if you want to experience the Road to Hana then you must plan in advance because that is a long round-trip, especially if you are on a short visit. We stayed for 10+ days so had plenty of time to drive around and Kapalua is really the nicest place to stay in Maui. We feel very privileged to have stayed here. Enjoy your trip!
Perfect Getaway
The place was perfect. Easy to find and get settled. No issues with the code or parking. Had everything - full kitchen, washer/dryer and a fold out couch for the teenagers. We literally walked to the beach and pool everyday. Could stay there for a month or more and next time probably will.
Waterfront Paradise
We have stayed at a lot of Kapalua condos over the years, and this one has been absolutely wonderful. You can walk right out from the patio to 4 incredible beaches (we saw sea turtles at two). I can imagine that during humpback season you could literally watch them breach from the living room. The room was perfect for our family. The kids slept on the foldout and we had a king bed. We could tell the management company is different than the other condos we stayed at - room was clean and had high end toiletries. Also the room had everything we needed - dish soap, laundry soap, etc. Another thing we really liked about this condo is the pool is right in front of the building, so we could go to the beach and then take a dip in the pool after. Also we grilled at the pool area since it’s tough to get a reservation in Maui these days. Highly recommend this place and will definitely book it again.
